The kitchen drives everything
The commercial kitchen is the heart of the cost and the schedule. Hood and exhaust systems, fire suppression, grease traps, floor drains, specialized electrical and gas, and washable surfaces all have to meet code. The kitchen layout also shapes the plumbing and electrical runs for the whole space, so it needs to be settled early.
Mechanical, electrical, and plumbing
Restaurants need far more MEP capacity than a retail or office space of the same size. Extra electrical service for kitchen equipment, added plumbing for prep and dish areas, and HVAC that handles kitchen heat while keeping the dining room comfortable are all common. Whether the space already has adequate service, or you have to bring in more, is one of the biggest cost swings.
Health and fire code
A restaurant answers to more than the building department. Health department requirements for surfaces, hand sinks, and food areas, plus fire requirements for suppression and egress, add review steps and inspections. Planning for them up front avoids expensive rework later.
Front of house
The dining room, bar, restrooms, and entrance are where your brand lives, and where accessibility (ADA) requirements apply. Restrooms often need to be added or upgraded to meet occupancy counts.
How to budget
Because so much is specialized, restaurant build-outs reward early planning. The condition of the space matters a great deal: a second-generation restaurant space with usable kitchen infrastructure costs far less than converting retail or shell space into a restaurant from scratch.
