What a Finish-Out With Us Actually Covers

Everything between the landlord’s delivered shell and your certificate of occupancy: space planning and design, permitting, interior framing, ceilings, MEP (mechanical, electrical, plumbing, HVAC), flooring and finishes, fixtures, and final inspections. For restaurants, that also means kitchen, grease-trap, hood and fire-suppression work, plus health-department and fire-marshal sign-off.

Why the Delivery Method Matters

Most finish-out disputes come from a gap between what the lease says the landlord delivered and what’s actually behind the drywall — warm shell versus cold shell, who owns the HVAC drop or the panel upgrade, and whether your tenant-improvement (TI) allowance covers the scope. We walk the space, reconcile it against your lease and TI allowance before demo, and build the local inspection sequence into the schedule so sign-offs don’t stack up and push your opening.
