1. Discovery and goals

2. Concept and early budget

3. Design development
The design gets refined into detailed drawings, with construction input flowing back into the design the whole way. Constructability, long-lead items, and code requirements are addressed as the drawings develop rather than discovered later.
4. Pricing and permits
With the design and the builder aligned, pricing firms up and the permit process begins. Because one team controls both sides, there is less of the gap where a design detail turns out to be expensive or slow to build.
5. Construction
The same team that shaped the design builds it, manages the subcontractors, controls the schedule and budget, and coordinates inspections. You have one point of contact and one company accountable for the outcome.
6. Handover
The project reaches completion and passes its final inspections, and for many commercial projects, a certificate of occupancy, so you can move in and operate.
